"Off-plan" gets talked about as one big undifferentiated thing. In reality it is a steady drumbeat of specific projects, each with its own developer, district, price point and handover date. So rather than generalise, here is a slice of the real launch pipeline for the second half of 2026, straight from the developer sales calendars.

Why buyers choose off-plan
Two reasons dominate. First, the payment plan: instead of financing the whole price up front, you pay in instalments through construction — often 10–20% to reserve, the balance staged to handover, sometimes with a slice deferred years after you move in. That turns a large purchase into a manageable cash schedule. Second, entry price: buying early in a project's life is usually the lowest the developer will price it, and there is room for the unit to appreciate before you even take the keys.
What to watch for
Off-plan is not risk-free, and we will never pretend it is. The three things that actually matter:
- The developer's track record — do they deliver on time and to the quality shown in the render? A well-known name commands a premium for exactly this reason.
- Handover timing — a 2030 handover is a very different commitment from a 2027 one. Match it to your own timeline.
- The escrow protection — in Dubai your payments go into a RERA-regulated escrow account tied to construction progress. Understand it before you sign.
